Associated Real Estate Advisors is Hiring a Property Manager Near Honolulu, HI

Overview:
We are seeking a highly motivated and experienced Property Manager to oversee the operations of our residential properties. The ideal candidate will have a strong background in real estate administration, legal administration, and sales. As a Property Manager, you will be responsible for ensuring the efficient and profitable management of our properties while providing exceptional customer service to our tenants.

Responsibilities:
- Manage all aspects of property operations, including leasing, rent collection, maintenance, and tenant relations.
- Advertise and market available units to attract prospective tenants.
- Conduct thorough tenant screenings and background checks.
- Negotiate lease agreements and enforce lease terms.
- Ensure compliance with all applicable laws and regulations, including LIHTC (Low-Income Housing Tax Credit) and Section 8 housing requirements.
- Maintain accurate and up-to-date tenant files and records.
- Handle tenant inquiries, complaints, and maintenance requests in a timely manner.
- Coordinate with maintenance staff to ensure prompt resolution of maintenance issues.
- Conduct regular property inspections to identify any necessary repairs or improvements.
- Oversee the eviction process when necessary.

Experience:
- Minimum of 3 years of experience in property management or related field.
- Strong knowledge of LIHTC, Section 8, and other affordable housing programs.
- Experience negotiating contracts and lease agreements.
- Proficient in data entry and record keeping.
- Excellent organizational and multitasking skills.
- Strong attention to detail.
- Exceptional communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Familiarity with real estate administrative processes.
